Short-Term Rental Agreement

By confirming a reservation, the Renter agrees to the following Terms & Conditions in full.
1. Term of Stay
The rental term commences on the confirmed arrival date and ends on the confirmed departure date as stated in the booking confirmation.
Check-in: From 3:00 PMÂ Â Â Â Check-out: By 10:00 AM
Late check-out without prior written approval from management will incur a fee of $50 per half hour or part thereof. Where check-out is delayed by more than 4 hours without approval, a minimum charge equivalent to one additional night’s accommodation will apply instead of the half-hourly fee.
2. Payments
All payments must be made in accordance with the booking channel’s payment schedule. Failure to successfully collect payment may result in automatic cancellation without notice.
3. Occupancy & Guest Eligibility
Occupancy is strictly limited to the number of guests confirmed at the time of booking.
The property will not be rented to any person under 21 years of age.
Any breach of occupancy limits or guest eligibility may result in immediate termination of the booking without refund.
4. Identification & Risk-Based Screening
4.1 Citi Stayz Pty Ltd applies a risk-based screening process to bookings. Valid government-issued photo identification and/or a refundable security deposit (see clause 5) may be required prior to or upon check-in where:

the Renter has no prior verified booking history with Citi Stayz Pty Ltd or the relevant booking platform; or
-
the Renter, or any guest included on the booking, is under 21 years of age; or
-
the booking otherwise presents an elevated risk profile, including but not limited to a last-minute booking or mismatched guest and contact details.
4.2 Bookings made and guaranteed through a verified corporate travel management account (including, but not limited to, Corporate Travel Management (CTM)) are not subject to clause 4.1, unless Citi Stayz Pty Ltd reasonably suspects fraudulent or unauthorised use of that account.
4.3 Failure to provide satisfactory identification where requested under clause 4.1 may result in refusal of entry or cancellation of the booking without refund.
5. Security Deposit & Credit Card Authority
5.1 Where required under clause 4, a security deposit of $500 will be held as a pre-authorisation on a valid credit card.
5.2 The deposit is held separately from accommodation charges and will be released within 7 days of departure, subject to no damage, excessive cleaning requirements, or breaches of these Terms & Conditions.
5.3 Credit Card Authority — the Renter authorises Citi Stayz Pty Ltd to charge the credit card on file for any outstanding amounts, including but not limited to:

Property damage

Excessive cleaning

Lost keys or access devices

Lockouts
-
Fines imposed by building management

Unpaid fees or charges

Breaches identified during or after the stay
5.4 Where damage costs cannot be determined prior to departure, Citi Stayz Pty Ltd reserves the right to charge the credit card on file within 14 days of departure once costs are confirmed.
6. Maintenance & Issue Reporting
Any issues relating to cleanliness, maintenance, or property condition must be reported as soon as reasonably possible, and in any event within 12 hours of check-in, supported by photographic evidence, via the booking channel or by emailing bookings@citistayz.com.
Citi Stayz Pty Ltd will be given the opportunity to investigate and rectify any reported issue before any refund or compensation is considered. Issues not reported within this timeframe may be deemed guest-caused and charged accordingly.
7. Damage, Charges & Recovery
The Renter is financially responsible for all damage, excessive cleaning, missing items, or replacement of furnishings resulting from their stay. Citi Stayz Pty Ltd reserves the right to obtain independent quotes for repair or replacement and charge the Renter accordingly.
8. Termination & Eviction Rights
8.1 Citi Stayz Pty Ltd reserves the right to terminate the booking and regain possession of the property if these Terms & Conditions or the House Rules are breached.
8.2 Where termination occurs due to a serious breach — including, but not limited to, exceeding occupancy limits, unauthorised parties or events, unauthorised pets, or conduct causing damage, safety risk, or formal intervention by building management — Citi Stayz Pty Ltd may retain the accommodation charges already paid as compensation for the loss and cost arising from the breach, including any amount Citi Stayz Pty Ltd is required to refund or discount to a subsequent guest as a direct result of that breach.
8.3 Where termination occurs for a minor or first-time breach, Citi Stayz Pty Ltd will, where reasonably practicable, provide a warning and a reasonable opportunity to remedy the breach before terminating the booking.
9. Noise & Nuisance
Guests must observe building quiet hours between 10:00 PM and 8:00 AM. No parties or events are permitted at the property.
Repeated or serious noise complaints from neighbours or building management, or any complaint resulting in formal intervention by building management, may result in termination of the booking in accordance with clause 8. Any fines issued by building management as a result of guest behaviour will be passed directly to the Renter.
10. Smoking
All Citi Stayz properties are strictly non-smoking indoors, including on balconies where building rules prohibit it. A minimum remedial cleaning fee of $500 applies for any breach of this policy, in addition to any costs incurred to remove odour or repair damage.
11. Pets
Pets are not permitted at any Citi Stayz property unless prior written approval has been obtained before the commencement of the stay. Unauthorised pets may result in immediate termination of the booking in accordance with clause 8, in addition to any associated cleaning or remediation charges.
12. Keys & Access Devices
Where a Renter is locked out of the property but the keys or access device(s) have not been lost (for example, left inside the property), a call-out fee of $150 plus GST applies.
Where keys or access device(s) are lost and require replacement, a replacement fee of $250 plus GST applies.
Where the actual cost of replacing a lock, fob, or building access system exceeds these amounts, Citi Stayz Pty Ltd reserves the right to charge the verified replacement cost, supported by an invoice.
13. Indemnity & Use of Amenities
The Renter agrees to indemnify and hold harmless Citi Stayz Pty Ltd from any claims, injuries, losses, or damages arising from the use of the property or building amenities.
Shared amenities including pools, spas, gyms, BBQ areas, elevators, and cinema rooms are managed by the relevant building or body corporate, not by Citi Stayz Pty Ltd, and are used entirely at the guest’s own risk. Citi Stayz Pty Ltd is not responsible for the availability or condition of these amenities.
14. External Factors
Citi Stayz Pty Ltd is not responsible for disruptions beyond its reasonable control, including but not limited to building works, weather events, utility outages, road closures, neighbouring construction, or temporary closure of building-managed amenities (including Wi-Fi, hot water, elevators, pool, or gym). These do not constitute grounds for refunds or compensation.
Given the central, high-density locations of Citi Stayz properties, guests should expect a degree of ambient city or construction noise. This is a normal feature of CBD living and is not grounds for refund or compensation.
15. No Subletting
The property may not be sublet, assigned, or made available to any person not listed on the original booking without prior written consent from Citi Stayz Pty Ltd.
16. Furnishings
The property is rented fully furnished as described in the listing. Citi Stayz Pty Ltd is not responsible for providing additional furnishings or equipment beyond what is supplied at the commencement of the stay.
17. Cancellations, Early Departure & Booking Alterations

14 or more days prior to arrival: Full refund of accommodation charges.

Within 14 days of arrival: Partial refund only if a replacement booking is secured for the same dates. Where secured, accommodation charges will be refunded less a 15% administration fee.

No refunds are provided for early departure, unused nights, or changes in travel plans once the stay has commenced.
Requests to change or extend a confirmed booking made within 14 days of check-in are considered at Citi Stayz Pty Ltd’s discretion and are not guaranteed. Approved changes may incur an administration fee.
18. False Claims
Citi Stayz Pty Ltd reserves the right to deny refunds or compensation where claims are found to be unfounded, exaggerated, or inconsistent with inspection records, photographic evidence, or guest communications.
19. Consumer Guarantees
Nothing in these Terms & Conditions is intended to exclude, restrict, or modify any consumer guarantee, right, or remedy available to the Renter under the Australian Consumer Law that cannot lawfully be excluded, restricted, or modified.
20. Governing Law
This agreement is governed by the laws of the Australian Capital Territory. Any disputes shall be subject to the jurisdiction of ACT courts and tribunals.
Acknowledgement
By proceeding with this booking, the Renter confirms they have read, understood, and agreed to these Terms & Conditions and the House Rules for the property.
