CITI STAYZ – TERMS & CONDITIONS OF STAY

Short-Term Rental Agreement

By confirming a reservation, the Renter agrees to the following Terms & Conditions.

1. Term of Stay

The rental term commences on the confirmed arrival date and ends on the confirmed departure date, as per the booking channel.

  • Check-in: From 3:00 PM (unless otherwise agreed in writing)

  • Check-out: By 10:00 AM (unless otherwise agreed in writing)

Late departures without prior approval may incur additional charges.

2. Payments

Full payment must be made in accordance with the booking channel’s payment schedule. Failure to successfully collect payment may result in automatic cancellation without notice.

3. Occupancy Limits

Occupancy is strictly limited to the number of guests confirmed on the booking.

  • The property will not be rented to anyone under 21 years of age

  • Breach of occupancy limits may result in immediate eviction without refund

4. Security Deposit & Credit Card Authority

A $500 or $1,000 security deposit (depending on property size) will be held as a pre-authorisation on a valid credit card.

  • Held separately from accommodation charges

  • Released within 7 days of check-out, subject to no damage, excessive cleaning, or rule breaches

Credit Card Authority:
The Renter authorises Citi Stayz Pty Ltd to charge the credit card on file for any outstanding amounts, including but not limited to damages, excessive cleaning, lost keys, lockouts, fines imposed by building management, unpaid fees, or breaches of house rules identified during or after the stay.

5. Identification & Entry Refusal

Citi Stayz Pty Ltd reserves the right to request valid government-issued photo identification for all guests and may refuse entry or cancel a booking without refund if identification is not provided or is deemed unsatisfactory.

6. No Parties / Disturbance Policy

Events, parties, gatherings, or excessive noise are strictly prohibited.

Renters and guests must not disturb, annoy, or endanger neighbours or residents. Any breach may result in immediate eviction and forfeiture of all monies paid.

7. Care of Premises / Damages

  • No smoking inside the property

  • No pets permitted

Any breach will result in automatic eviction and forfeiture of the security deposit.

The Renter is financially responsible for any damage, excessive cleaning, or replacement of furnishings or household items resulting from their stay.

8. Repairs & Maintenance

Any issues relating to cleanliness, maintenance, or property condition must be reported within 24 hours of check-in, supported by photographic evidence, via the booking channel or by emailing bookings@citistayz.com.

Issues not reported during the stay may be deemed guest-caused and charged accordingly.

9. Citi Stayz Pty Ltd Rights

If any terms of this agreement are breached, Citi Stayz Pty Ltd reserves the right to terminate the booking and regain possession of the property. In such cases, all monies paid will be forfeited as liquidated damages.

10. Indemnity & Use of Amenities

The Renter agrees to indemnify and hold Citi Stayz Pty Ltd harmless from any claims, injuries, losses, or damages arising from the use of the property or building amenities.

All amenities including pools, spas, gyms, BBQ areas, and cinemas are used at the guest’s own risk.

11. External Factors

Citi Stayz Pty Ltd is not responsible for disruptions beyond its control, including but not limited to building works, weather events, utility outages, road closures, or neighbouring construction. These do not constitute grounds for refunds.

12. No Subletting

The property may not be sublet or assigned without prior written consent from Citi Stayz Pty Ltd.

13. Furnishings

The property is rented fully furnished. Citi Stayz Pty Ltd is not responsible for providing additional furnishings or equipment beyond what is supplied.

14. Lost Keys, Lockouts & Access Devices

Lost keys, access cards, fobs, or lockouts resulting from guest error will incur replacement fee of $250 or call-out fees for lock out $150, this will need to be paid prior to getting access back into the property.

15. Parking

Guests must use only the allocated space outlined in check-in instructions.

Parking in another resident’s space may result in towing at the guest’s expense. If your allocated space is occupied, contact us immediately.

16. Cancellations & Early Departure

  • 30+ days prior to arrival: Full refund 

  • Within 30 days: Partial refund only if replacement bookings are secured

No refunds will be issued for early departure, unused nights, or changes in travel plans once the stay has commenced.

17. False Claims

Citi Stayz Pty Ltd reserves the right to deny refunds or compensation where claims are found to be unfounded, exaggerated, or inconsistent with inspection records or photographic evidence.

18. Governing Law

This agreement is governed by the laws of the Australian Capital Territory, and any disputes shall be subject to ACT courts and tribunals.

Acknowledgement

By proceeding with this booking, the Renter confirms they have read, understood, and agreed to these Terms & Conditions and House Rules.
